The New Home Pros Byers Agent services are ABSOLUTELY FREE to our clients. It is customary for the seller to pay the commission on the sale of a home. As buyer’s agents, we will represent you in the purchase of your new home and any compensation or commission we receive for doing so will come from the seller/ home builder at closing – not from you. As a result, our New Home Pro buyer’s agents are one of the best investments in real estate today.

While the seller/builder pays the buyer agent’s commissions it is illegal for them to give a buyer an incentive or discount off the price of a home in lieu of a commission. This is because, by law, in order to be compensated in a real estate transaction one must be an active licensee in the state where they are practicing real estate. Builders know this and understand that they have more to lose than to gain from any one sale if they violate the law. Therefore, all things being equal, if the purchase price of the property is the same with or without a buyer’s agent, it only makes sense to have one on your side to look out for your best interest.

One thing you must know:

For the most part, new home builders have developed a common rule: in order for you to be represented by a buyer’s agent, you need to be accompanied by that agent on your first visit to their community. Therefore, in most cases, if you walk into a homebuilder’s model home or sales center without a New Home Pro by your side, we may not be able to represent you. Even if you already have, Callus anyway. With our deep contacts and relationships, we may be able to work something out. It’s always worth a try.
